1. On-site inspection with the expert

Objective: A prompt professional opinion on the condition of the building and any obvious risks.

A property viewing often moves very quickly, while many impressions affect you at the same time. The purchase decision, however, has long-term financial and practical consequences. In this situation, I support you in assessing the condition of the building and identifying relevant risks at an early stage. On site, I accompany you attentively and independently and include the available sales brochure in my assessment.

Outcome: Clear guidance on whether the purchase should be pursued further.

With my clear and technically sound feedback on site, you can weigh up whether to proceed with the purchase or to enter a more in-depth review of the property. Upon request, I will send you a list of key property documents after the inspection that are relevant for further assessment.

2. Analysis & written report

Objective: To examine and professionally assess risks in greater depth based on documents and photographs.

In almost every inspection, questions arise that cannot be clarified through visual inspection on site alone. Observations, indications, and noticeable issues need to be placed in context and considered as a whole. In this second advisory step, I review the available property documents and assess them professionally in conjunction with the findings and photographs from the inspection.

Outcome: A structured report serving as a reliable basis for decision-making and negotiations.

The report clearly summarises the findings from the inspection and the document review. This helps you better understand the current living quality of the property and whether extensive or time-consuming renovation measures may prevent immediate use.

I work to ensure that you can assess the property calmly and compare its actual condition with your personal expectations regarding use and effort. Based on the report, you can weigh your decision together with people you trust and subsequently conduct targeted discussions with sellers, estate agents, or financing institutions. Note:

  • The written report can be added to without complication after the inspection.
  • Upon request, renovation costs can be roughly estimated within the report. 


Optional: Indicative cost estimates within the report

Objective: To quantify foreseeable follow-up costs after the purchase.

Upon request, I supplement the written report with a rough cost estimate for selected renovation measures. This takes into account measures that arise from a professional assessment as well as those you already plan in order to use the property in line with your expectations.

Benefit: A more precise basis for weighing your next steps.

The cost estimates help make key renovation measures financially tangible. They clarify which of your plans are realistically achievable and where financial limits may become apparent. Especially for buyers without prior construction or renovation experience, these figures provide a valuable first orientation.

If it becomes apparent that the required level of investment is high, the cost estimates can also be used as a reference in further discussions about the purchase price.
